Parking lot repair of potholes, cracks, depressions…
- Parking lots need to be maintained to maximize the lifespan. Cracks can be sealed, potholes can be mended, depressions can be leveled and sealcoat can be applied to protect the asphalt and extend its life.
- Most of have seen DOT workers throw a pile of cold asphalt into a pothole slightly overfilling it and let traffic tamp it down and most of us aren’t surprised when the contents are shortly pushed back out. Potholes first need to be cleaned of all loose material, the subbase repaired, adhesive applied to the bottom and sides of the pothole, finally the hot asphalt will be compacted into the hole and leveled off. As professional asphalt pavers, we design our repairs to last.

Resurfacing or Renewal
- Parking lot resurfacing overlay or renewal is economically preferable to replacement in cases of a wide spread asphalt failure across a large parking lot. The process goes through many steps including repairing any subbase failure, leveling asphalt in low areas, grinding and removing damaged asphalt, grinding and removing asphalt as it nears transitions.
- Butt joint against transitions are used to make a smooth transition with sidewalks or concrete aprons and to stay level with surrounding curbing and lighting and planting islands.
- The waste grindings of asphalt can be taken to be recycled at asphalt plants making this a very earth friendly material.

- Painting lines to separate parking slots is necessary to avoid a massive parking mess. There are markings to protect the safety of pedestrians as they cross the parking lot at the same time.
- Sometimes, we come across absurd situations in a parking lot, such as signs directing drivers to an exit that does not exist or a handicap parking spot with a light pole in the center of it. Grading
- Drainage issues cause parking lots to fail prematurely. Water must be kept from infiltrating under the parking lot and causing damage to soil. When the soil becomes saturated with water, it will lose its solid form, causing the pavement above to breakup under use. Care must be taken to drain water runoff to a drainage field or sewer. VA Commercial Paving inspection, when requested, will evaluate for these very serious grading or drainage problems that could possibly damage your planned parking lot.
Sealcoating for maintenance
- Asphalt pavement begins to decay or oxidize as soon as its laid down. Years later, the pavement losses flexibility becomes stiffer and the once black color of pavement fades to grey as the binder (black glue) wears away. Sealcoating the parking lot can reduce the rate of oxidization down to a crawl. Usually asphalt parking lot will function well for 10 to 15 years. However, if maintained by periodic sealcoating and the repairing of cracks as soon as they appear, its lifespan can more than double. Warning! Once asphalt pavement has lost its flexibility (becomes brittle) it can’t be restored by sealcoating because there is no stable base to hold it.

Fully Licensed and Insured
We are licensed, bonded and insured in the state of VA. Being licensed requires the passing of one or more tests, proof of formal training or so many years of on-the-job experience. The tests mostly cover safety requirements, and constructions laws. Being Bonded requires the company to have secured funds, in case of a lawsuit, to pay for damages that have been ordered by a court of law. Being insured requires a worker who is injured on the job must apply to the paving company for compensation not a commercial owner's insurance.
