Parking lot repair of potholes, cracks, depressions…
- The most cost-effective solution to deterioration of a parking lot, in order to maximize pavement life, is to act as soon as the pavement shows signs of wear such as, raveling, transverse cracks, longitudinal cracks, or minor block cracking. Cracks can be sealed, potholes can be filled, and sealcoating the lot will protect it from the oxidation effects from the sun.
- When you call us for a free estimate, we will inspect the ailing parking lot on-site, explain why the surface is deteriorating and write up a proposal to repair it.
New parking lot installation- its design and build
- There are several considerations that determine Parking Lot Design and Construction Cost:
- Permits: Your parking lot must be constructed in compliance with all local, state, and federal codes before construction can even begin.
- Parking Lot special needs, such as a drive through for a Bank or extra speed bumps for a school.
- Excavation and Site Preparation: Land clearing and tree removal. Soil conditions and drainage issues will have to be address.
- Layout and Design should consider not only the number of parking spots but the safety of pedestrians and drivers making sure the lot is functional and safe for all including delivery trucks and emergency vehicles.
- Sign Installation: Signs to control the flow of traffic, such as stop signs, yield signs….
- Safety and security, such as Lighting, surveillance camera installation, and perhaps barrier gates.

Resurfacing or Renewal
- Asphalt Resurfacing, or overlay, is a way of repairing existing asphalt by paving overtop of it. There are certain preparations for constructing an overlay, which include milling, or shaving, the original pavement into a more even surface to help match the existing landscaping around it. Areas that are in very poor condition must be removed and patched. The pavement is cleaned, an adhesive is laid down, and then the new asphalt can be applied in layers.
- Overlaying is less expensive than fully reconstructing a paved surface, and typically takes less time, making it a great option when considering major asphalt repairs. This is more appealing for a large parking lot as it is less costly to resurface a large area then to replace it. However, the areas that now puddle will again puddle since in most cases, the grade cannot be alter by just paving an overlay. Also, any problems with the sub base will still be there so any cracking in the existing asphalt will come back up through the overlay- this is called “reflective cracking”.
- Life expectancy for an overlay or resurfaced parking lot is 8-10 years if properly maintained.
Pavement markings and signage
- Pavement markings and signage directs flow of traffic safely through the parking lot and to provide direction for pedestrians to walk in relative safety and security to the building. Some of these are:
- Striping for parking slots, painting and marking fire lanes, accessible spaces, loading zones, and crosswalks. Sign Installation: Signs to direct the flow of traffic, such as stop signs, yield signs and many others.
- There are many unique situations that require signage to control behavior in a parking lot, such as handicap parking, pregnant women parking, employee of the month parking- we have provided these with regularity. These signs should also be spelled right and easy to understand- an experienced commercial paving company will be able to offer sound advice.
Grading
- Surface water causes most weather-related harm to asphalt. Once water seeps through the asphalt, it begins to take its toll on the pavement base. Water penetrating through the pavement surface can cause major potholes and can substantially damage the base layer. Once the base course is damaged, the pavement’s ability to carry traffic load decreases, and the likelihood of future cracks and potholes increases. Needless to say, this can be very costly because once you have structural damage, repaving becomes the only way to permanently fix the issue. To help avoid the need for major repairs, grading must be done to install a proper drainage system.

Sealcoating for maintenance
- Oxidation of the Asphalt starts as soon as laid down, and over time will cause Asphalt to become brittle which is noted by the changing of its color from deep black to grey. The rate of Oxidation depends on exposure, sunny areas will oxidize quicker. Oxidation over time will stiffen the Asphalt, reducing its load bearing capability, resulting in many cracks. Once the Asphalt has stiffened considerably the rate of oxidation quickens to the point of complete failure. Maintenance of seal coating the Asphalt every 2 years from installation will greatly reduce the rate of Oxidation by as much as 75% giving a life span of 20 to 30 years.
- There are many types of sealants available to protect asphalt parking lots and some are designed to work better under certain conditions. When a VA Commercial Paving Inspector evaluates a parking lot, they will know which asphalt sealcoat to suggest.

We are licensed, bonded and insured in the state of VA. Being licensed requires the passing of one or more tests, proof of formal training or so many years of on-the-job experience. The tests mostly cover safety requirements, and constructions laws. Being Bonded requires the company to have secured funds, in case of a lawsuit, to pay for damages that have been ordered by a court of law. Being insured requires a worker who is injured on the job must apply to the paving company for compensation not a commercial owner's insurance.
