- Larger cracks in the pavement can be repaired many different ways- it really depends on the type of crack, for example alligator cracking, block cracking, reflection cracking and many others. New parking lot installation- its design and build
- VA Commercial Paving will work with a clients’ architect to build a parking lot that will be most beneficial to users and property owners. Our goal is for our clients to get the best designed parking lot that will function well for decades at the lowest possible price point.
- There are several design options to keep pedestrians safe, such as speed bumps to slow vehicles down, stop signs, curbed islands protecting security lights and cameras, and yellow or white stripes framing walkways. Clients frighten to walk in a dark parking lot will seek another service provider or store that can provide what they need or desire without the danger.
Resurfacing or Renewal
- Resurfacing an ailing parking lot by taking the top 1.5 to 2 inches of asphalt on top. This is done to make the surface even and any areas in very poor condition should be removed and patched. If distressed pavement is not corrected before the overlay, the problems will reflect back up through the overlay.
- Resurfacing a parking lot is less expensive than a full reconstruction, and generally takes less time, both of which makes it an attractive option for repairing and renewing large parking lots. Lifespan of an overlay is 8 to 10 years under proper maintenance.

- Signage markings works to direct traffic quickly to parking slots while also keeping pedestrians safe on the trip in to the business. Parking lots are painted in bright paint colors of white, yellow and blue and they show up dramatically against the deep black of the asphalt lot.

Grading
- Grading should be performed by an experienced asphalt paver that understands the importance of proper grading for storm drainage, paving subbase requirements needed over different types of soil, and the asphalt mix that will perform best in each situation. The longevity and easy smoothness of the asphalt parking lot has as much to do with the crew that grades it as the materials used. Sealcoating for maintenance
- Asphalt pavement decay begins with oxidation (exposure to the sun and air) on the day its paved. Oxidation causes the pavement’s surface to become dry and brittle. The top layer of pavement begins to erodes and in time will expose the larger aggregate within the asphalt mix. The destruction will continue until a parking lot is overwhelmed with crumbling pavement.
- Sealcoating the surface of the pavement prevents water from penetrating the asphalt and slows down the oxidation rate to a crawl. If your parking lot is maintained with a sealant every 2 to 3 years (depends on its use) you could almost double the lifespan of the parking lot. Parking lot normally function well for 10 to 15 years. Warning, once the pavement has become totally exhausted (light grey and brittle) it can’t be restored with a sealcoat.

We are licensed, bonded and insured in the state of VA. Being licensed requires the passing of one or more tests, proof of formal training or so many years of on-the-job experience. The tests mostly cover safety requirements, and constructions laws. Being Bonded requires the company to have secured funds, in case of a lawsuit, to pay for damages that have been ordered by a court of law. Being insured requires a worker who is injured on the job must apply to the paving company for compensation not a commercial owner's insurance.
