Parking lot repair of potholes, cracks, depressions…
- If your clients are complaining about parking lot potholes causing damage to their cars or somebody trips over cracked pavement, you need to fix it. Bear in mind, 20% of all personal labiality lawsuits are related to injuries received in a parking lot. Many problems can be solved without replacement.
- We seal those cracks and fill the potholes with time tested repair protocol- we just don’t throw tar or asphalt at them. These professional repairs often take longer but they are long-lasting. The quick throw and go repair for potholes spits out its new contents often after a few cars run over it.
- Preparation of the crack is necessary for good bonding of the repair material. All loose material should be removed by sandblasting, wire brushing or high-pressure water then the crack can be filled from the bottom up being careful to prevent air bubbles (bubbles create weak spaces in the asphalt). Crack sealing will last 3 to 8 years- dependent on the condition of the surrounding pavement, climate and repair technique.

Grading
- Water management is the purpose of grading a slope into a swath of land to be paved into a parking lot. Water is the single most destructive force in the world and asphalt pavement biggest source of damage causing at first cracks which then develop into potholes. The slope of the grade is what moves the water away from the pavement.
- The existing trees or other plant materials to be preserved should be reflected in the grading plan. Where trees are concerned, the existing grade within the circle of the tree drip should not be disturbed by grading or paving otherwise the tree may die.
- The water runoff should be sent into storm sewers or drainage ditches or holding pond. Never send water runoff to neighboring stores or homes you could end up with lawsuits.

Sealcoating for maintenance
- Asphalt pavement is a very durable material for parking lots and roads but it still undergoes oxidation as soon as it is laid. Once exposed to the environment the asphalt binder begins to decay which is indicated by the deep black color of pavement turning light grey and as it decays exposing the aggregate within the mix. However, sealcoating will bring this process of decay down to a crawl which can almost double the original lifespan of the parking lot.
- Other benefits of sealcoating include resistance to UV rays, weather (rain, sleet and snow), oil spills, gas spills and many chemical spills. Once done the surface will look new again and be easy to clean with a quick wash because the sealcoat has formed a shield against dirt and grime.
Asphalt/Blacktop road repair
- It takes a lot less effort and money to repair a road in need of minor maintence than to repair a road in need of major maintence. When minor cracks are not repaired, rain water seeps into the subbase and destroys the pavement’s support causing a collapse above into an ever-widening hole.
- Roads are sometimes built with a crown and sloped to send the flow of water from their surfaces into ditches on either side. The roads edge is prone to cracking this is usually caused by a weak base at the edge of the road which underlines the necessity of road shoulders with stronger base of gravel then just soil. Providing gravel shoulders from a drainage point of view promotes surface flow into the side ditches and minimizes seepage into the subgrade.

We are licensed, bonded and insured in the state of VA. Being licensed requires the passing of one or more tests, proof of formal training or so many years of on-the-job experience. The tests mostly cover safety requirements, and constructions laws. Being Bonded requires the company to have secured funds, in case of a lawsuit, to pay for damages that have been ordered by a court of law. Being insured requires a worker who is injured on the job must apply to the paving company for compensation not a commercial owner's insurance.
