- Parking lots face many challenges, such as petroleum spills of gasoline, oil or fluids leaking from parked cars that dissolve the adhesive binding the aggregate particles together causing the Asphalt to soften leading to a depression or rut. Regular inspection of the parking lot to find and clean these spills will keep damage to a minimum.
- Oxidation of the Asphalt starts as soon as laid down, and over time will cause Asphalt to become brittle which is noted by the changing of its color from deep black to grey. The rate of Oxidation depends on exposure, sunny areas will oxidize quicker. Oxidation over time will stiffen the Asphalt, reducing its load bearing capability, resulting in many cracks. Once the Asphalt has stiffened considerably the rate of oxidation quickens to the point of complete failure. Maintenance of seal coating the Asphalt every 2 years from installation will greatly reduce the rate of Oxidation by as much as 75% helping to give a life span of 20 to 30 year.

Parking lot repair of potholes, cracks, depressions…
- When Asphalt cracks in a pattern, it gives an indication of what is causing it to fail.
- Alligator cracking in a deteriorating Asphalt parking lot is an indication of a surface unable to bear the traffic load it was designed for. It could be the pavement is very old and brittle, improper water drainage has damaged the base (sub-grade) or a too heavy load has traversed or rested on the pavement, such as heavy trucks- trash trucks can weigh as much as 2,000 cars and are the leading cause of parking lot damage.
- Edge cracking are crescent shaped cracks near the edge of the lot signifying drainage problems, and lack of supportive sub-base along the edge.
- Pot Holes small bowl-shaped depressions in the pavement surface that have traveled through the asphalt layer to the sub-base. They have sharp edges and vertical sides near the top of the hole. They are the result of water infiltration, and usually the end result of untreated alligator cracking as it becomes more severe. The cracks create small chunks of pavement that dislodge as vehicles drive over them leaving behind an ever-deepening hole. These Pot Holes require the damage asphalt to be removed then repaired with a patch.
New parking lot installation- its design and build

- Parking lots need to be designed to carry traffic loads equivalent to what might be expected. Shopping centers, medical centers, office buildings and light industrial might be at a lighter load than a home improvement center or a bus depot. However, it should be understood that most, if not all, are subject to some heavy truck traffic, such as garbage trucks and delivery trucks. Thus, it would be a good decision to build truck lanes (a stronger pavement) to handle these heavy vehicles where they use the pavement.
Resurfacing or Renewal
- When your failing parking lot has patches and crack repairs too numerous to be attempted, a great option would be a process called Resurfacing or an Overlay. Resurfacing a parking lot costs a fraction of total replacement obviously attracting consideration from many property owners/managers Since the resulting parking lot looks completely new and the cracks that were covered up won’t return for a long time (estimated lifespan is 8 to 15 years) it seems to be a wining situation. However, areas that now puddle because of subbase or foundation problems will again puddle unless the foundation is repaired.
- What exactly is a Resurfacing or Overlay?
- Basically, resurfacing repairs troubled asphalt pavement by adding 1 or 2 layers of 2-inch-deep compacted asphalt overtop the old pavement. There are certain preparations for constructing an overlay and, as with any project, the amount of time and effort spent in preparation will be the basis for how well the finished parking will look and how long it will last.

They are a large landscape of flat pavement that naturally, during a hard rain, shed a lot of water which must be guided away from the pavement to a drainage field or sewer. It is important to send the water to proper drainage rather than letting it infiltrate the subgrade soil of the parking lot or flood neighboring stores or homes. Water in the subbase of a parking lot, weakens the pavement to eventually cause a pothole. Drainage problems are a major cause of early parking lot failures.

Asphalt/Blacktop road repair
- The asphalt road construction is a process with multiple steps. Design should take into consideration expected traffic load on the road, usage of the road, texture of the underlying soil and the ravishes of expected climate. These considerations will decide if the soil needs to be altered, drainage to sewers, running side ditch or basin and the asphalt mixture. Our goal is to build a strong, long-lasting pavement that is designed in such a way that distributes the strains of traffic loading throughout the pavement in a way that localizes any distress to the surface.
- For Asphalt pavement with cracks at the surface repairs can be a quick process to mill off the surface and replace it with a new asphalt layer. However, if cracks happen at the bottom of pavement, the full depth of the pavement has to be replaced- a much more lengthy and costly process.

We are licensed, bonded and insured in the state of VA. Being licensed requires the passing of one or more tests, proof of formal training or so many years of on-the-job experience. The tests mostly cover safety requirements, and constructions laws. Being Bonded requires the company to have secured funds, in case of a lawsuit, to pay for damages that have been ordered by a court of law. Being insured requires a worker who is injured on the job must apply to the paving company for compensation not a commercial owner's insurance.
