Parking lot repair of potholes, cracks, depressions…
- Parking Lot repair of potholes, cracks, depressions…
- Procedures to follow for asphalt repair of cracks, depressions and others:
- Review pavement age, design factors and previous repairs.
- Review all distress types, amount and severities.
- Determine appropriate type of repair be it crack sealing, pothole filling and basin leveling.
- Mostly cracks in pavement are caused from moisture infiltration into the asphalt that will undergo expansion during freezing, then melting and finally evaporation. Since water expands during freezing as its trapped in the asphalt, the pavement will crack to make room. There are many times where large potholes are formed because of a single crack that has been ignored.
- Different steps are taken for different types of damage. It can take the form of a simple crack fill, the leveling off a depression and the removal of damaged pavement down through the subbase before repairs can be made. Rest assure VA Commercial Paving have the experience to complete a long-lasting repair- no matter the type.
New parking lot installation- its design and build
- One of the most important steps in designing a parking lot is to make the water run away from the lot rather than settle on top, within or under the asphalt pavement. The subbase is also very important as that forms the foundation of the pavement and as such is much more expensive to repair should it be lacking. Soil stabilization is something that can be taken to enhance its strength. This means that additives like lime and concrete are mixed into the soil to harden it.
- The other steps of paving require a quality mix, correct temperature (to keep the mix in a liquid state), climate necessary for proper compaction and depth of asphalt mix.
- Engaging a successful and experienced asphalt paver will help turn the designed parking lot into a practical well-made asphalt parking lot to help motorists quickly and safely find parking spaces, retrieve vehicles, and be on their way.
Resurfacing or Renewal
- Replacement of asphalt parking lots is necessary when they have deteriorated that the underlying gravel base shows signs of failing before it goes too far. One way accomplishing this would be to remove the first few inches of the old pavement, repair the subbase where needed and then compact and layer the new asphalt pavement.
- Overlaying is less expensive than fully reconstructing a paved surface, and typically takes less time, making it a great option when making asphalt road repairs. However, the areas that now puddle will again puddle since in most cases, the grade cannot be alter by just paving an overlay.
- Resurfacing of an asphalt parking will re-new its look and add another 8 to 12 years to its lifespan.
Pavement markings and signage
- Parking lots and roads painted markings gives visual cues keep pedestrians and drivers operating together in harmony and safety.
- We offer a broad range of pavement marking singles, such as marking parking slots, fire lanes, handicap parking, pedestrian crossings, directional cues and others. We can also offer specialized markings, such as employee of the month.
Grading
- Parking lots are large flat areas that need to quickly shed a lot of water during hard rains. The grading of the lot needs to send the water away from the pavement or its edges where it might slip underneath. However, this drainage should be sent to responsible areas, such as a drainage pool, open channel drainage (ditch) or storm sewer not to neighboring business or homes.
- Grading the parking location needs to be done by a skilled operator of heavy earth moving equipment, such as scrapers and bulldozers. The operator is responsible for keeping the correct drainage slope (between 2% and 5%) to positively deal with the drainage.
- Drainage problems are a major cause of premature parking lot failures.
- VA Commercial Paving has an expert crew to handle the project’s site preparation of land clearing, tree removal and drainage slope. Crew leaders often check progress of the team to safeguard against errors.
Sealcoating for protection
- Sealcoating provides protections for the asphalt surface from the sun’s UV-rays which causes the asphalt to break down and it’s also a protection against water. Asphalt sealer acts as a protective coating to all chemicals, such as salt, motor oil, antifreeze, gas or diesel.
- Invariably the protective sealcoat will wear down after a time so it should be repeated every two to three years depending upon use- a very busy parking lot will require a reapplication more often.
- Sealcoating done periodically will advance the parking lot lifespan to almost double.
Asphalt/Blacktop road repair
- Many things can go wrong in the building asphalt roads, such as grading for water runoff, choice of proper asphalt mix that strong enough to withstand projected traffic, subbase soil strength and depth required for all layers. The function of a roadway is predicated upon a sum of its parts being done well.
- Engaging an experienced parking lot contractor for inspection of a damaged road will be of benefit in figuring out what is causing the problem or problems and they can be expected to propose a solution that will provide a long-lasting repair without just saying rebuild the road as a less experienced contractor might do.
- VA Commercial Paving inspectors always suggest the least costly fix first and after detailing its pros and cons then they move on to more expensive fixes. Our goal is to apprise clients of all repair options available then let you decide your best solution while staying available for further questions. Please, give us an opportunity to explain how we can fix your ailing road by contacting us for a free inspection, consultation and detailed price quotes for repairs or new installs.
Why Choose us?
We are a multi-generational asphalt paving company, established by a 3rd generation blacktop paver with decades of experience building, repairing, resurfacing asphalt roads and parking lots. We do follow our competitors to make sure we are offering the most affordable (yet strictly built to code) pavement services in the marketplace. Most importantly, the few occasions there was a problem we returned and fixed it- no worries over our commitment.

Fully Licensed and Insured
We are licensed, bonded and insured in the state of VA. Being licensed requires the passing of one or more tests, proof of formal training or so many years of on-the-job experience. The tests mostly cover safety requirements, and constructions laws. Being Bonded requires the company to have secured funds, in case of a lawsuit, to pay for damages that have been ordered by a court of law. Being insured requires a worker who is injured on the job must apply to the paving company for compensation not a commercial owner's insurance.

Third generation, family owned roofing company
This business was started by my grandfather who taught my father and I learned the trade from both of them. Next, my children will be taught the craft. To keep the company thriving over several generations, our reputation is critical.

Experience Matters
Asphalt Paving is NOT a trade that is taught in school but on the job site. It takes time to prefect the craft as any hands-on trade does. We have over 50 years of experience and have to solve upcoming problems that a new paver would not know how to handle. For example, handling proper drainage, considering trees/plants that could be a future issue, improperly mixed asphalt identification. An issue like this could ruin your investment so it's best to prevent the issue in the first place.

What our Clients Say
Here are a few of our past clients

I own a construction company and we regularly sub out work to VA Commercial Paving because they are always reliable and I don't have to check behind them. Any general contractor will let you know that finding the right subs is like pulling teeth (most of the time). I have NEVER had a problem with Jordan and his crews. Always quality work and always a great price. If you are looking for your own sub-contractor for large jobs or want to use them as your main then you can't go wrong.

Our experience with Jordan was flawless. His bid came in several thousand dollars lower than the two other bids that we received for our parking lot (which initially had me worried) but he did a perfect job and knocked it out quickly. Full disclosure here, I now have him as a client (I generate leads for small businesses). He never lets me down. Always takes care of the business I send him and always gets good reviews. I wish I could say that about all my clients!

I'm a general contractor that mostly does roofing work but I refer out Jordan all the time (I don't refer a lot of people because I'm not willing to put my name on the line for just anyone). I ALWAYS get positive feedback from the other contractors I refer him to or any of the owners I refer him to). It makes me feel good knowing that when I refer him because I am 100% confident he is going to do quality work.
