Parking lot repair of potholes, cracks, depressions…
- Parking lots require maintenance because they are under constant stressors, such as traffic loads, temperature changes, moisture intrusion, and UV rays (oxidation by the sun). The most destructive force is moisture (rain water, snow, and ice) which leaks (through cracks or poor drainage design) down into the foundation, spreading out- compromising more and more pavement as time passes. After the damage has reached a certain point, it will increase its rate of destructive damage and shortly you'll notice that a large portion of the parking lot has failed. Hopefully, before the parking lot needs a complete renovation you will consult with an asphalt paver's expert help to instead recover or repair.

Resurfacing or Renewal

Grading for good drainage
- Poor drainage will quickly cause a breakdown in the asphalt pavement’s foundation as moisture saturated soil goes through freeze and thaw cycles (expansion and contraction). Once the pavement’s foundation is compromised it will reflect up into the pavement- breaking it up into several cracks and eventually causing potholes.
- Drainage must be designed to sweep rain water away from the parking lot surface even in the event of a heavy rain. Drainage can take the form of underground catch basins, drainage ponds with safety fencing or culverts running along the edges. Poorly grading a parking lot will ruin all that is built after- water infiltration is the root cause to most damage in parking lots.
Sealcoating for maintenance
- Sealcoating the asphalt parking lot will fill surface cracks reducing exposure to UV rays at the same time repelling oil and gas (kind of a waterproofing). This should be done every 2 to 3 years to encourage the pavement to reach its full life potential. Sealcoating will fill and smooth a rough porous pavement into a like new surface that will repel water, oil and gas allowing it to be swept away in a wash.
- Periodic sealcoating can almost double the lifespan of your parking lot.

- The value of road maintenance can be described as thus: It takes far less money to fix a good road in need of some maintenance versus reconstructing a bad road in need of lots of maintenance.
- Most asphalt pavement decay can be traced back to water infiltration into the pavement structure. Good drainage design along with crack sealing is single most important maintenance activity that can be performed regularly to stop or delay pavement decay in an asphalt road. However, sometimes resurfacing or replacement is the only way forward because repairs over a compromised foundation will not last long. What’s underneath the pavement will always reflective through.

Fully Licensed and Insured
We are licensed, bonded and insured in the state of VA. Being licensed requires the passing of one or more tests, proof of formal training or so many years of on-the-job experience. The tests mostly cover safety requirements, and constructions laws. Being Bonded requires the company to have secured funds, in case of a lawsuit, to pay for damages that have been ordered by a court of law. Being insured requires a worker who is injured on the job must apply to the paving company for compensation not a commercial owner's insurance.
