Parking lot repair of potholes, cracks, depressions…
- Parking lots need to stand the test of time, and our longevity in business proves our commitment to providing our community with superior workmanship, and business integrity. If your customers are complaining about pot holes causing damage to their cars, your parking lot needs to be repaired. Many problems can be solved without complete replacement.
- Crack Sealing for Roads and Parking Lots: Preparation of the crack is important for good adhesion or bonding. If the cracks are small they can be blown out to remove all loose material using high pressure air, sandblasting, wire brushing, or high-pressure water. Then the crack should be filled with sealant carefully from the bottom of the crack to the top of the crack to prevent air bubbles. Air bubbles create weak spaces in the asphalt which will cave in with time. Crack sealing will last three to eight years depend on condition of pavement, climate, materials used, and technique.
- Pot Hole Repair for Roads and Parking Lots: All deteriorated material is removed from the Pot hole then using high pressure air all the dust of the crumbling pavement or other debris is blown free of the hole. Sometimes some of the subgrade needs to be removed to reach firm support, but whatever is removed is replaced and compacted. Finally, an asphalt mix, specific for patching holes, is filled into the hole then compacted with a roller. We guarantee all repairs.
New parking lot installation- its design and build
- Layout and Design for a parking lot should be quidded by the goal to provide a safe environment for the public in which they can drive, park and walk in relative safety to their buildings destination. 20% of all insurance claims filed have their beginnings in a parking lot- safety is first in thought. The next important consideration is to maximize the parking slots without causing frustration or anger on behalf of its users.
- Permits: Your parking lot must be designed in compliance with all local, state, and federal codes before construction can even begin. All necessary permits and approvals must be secured. The city or county requires a blueprint design that specifies drainage plans, foundation specifics, what kind of asphalt mix, thickness of asphalt layer, layout design of emergency access, handicap spaces and striping (pavement marking). In many rural areas, properties are less likely to be regulated by city and county specifications so a professional asphalt paving contractor can build a parking lot in accordance with industry standards yet based on your specifications.
Resurfacing or Renewal
- Resurfacing is when part of the surface of a paved area is removed and ground up to be used as the aggregate in new asphalt mixes for pavement. Just enough of the surface is removed to correct the uneven road surface caused by bumps, loose aggregate, rutting and depressions. The area is then repaved with compacted layers of new asphalt. This process is responsible for recycling about 95% of asphalt pavement needing repair in the USA.
- Asphalt recycling centers take the removed asphalt chunks or millings crush them and then pass the rubble through a screening process to sort out appropriate sized material. The crushed asphalt material is then mixed with virgin asphalt material sometimes up to 30% recycled material is used. Actually, a wide range of waste materials are mixed into the asphalt hot mix for pavements, such as ground tire rubber, foundry sand, glass, pig manure and slags (stone waste matter separated from metals during the smelting or refining of ore (naturally occurring state of metal as pulled from the earth)
Pavement markings and signage
- Markings are used on paved roads and parking lots to give guidance or to inform drivers and pedestrians as to where to park, turn, no go zones, fire zones, crossings and many others.
- Painted and other types of striping are generally imbued with reflective characteristics so they can be easily seen even in low light. The markings need to be understandable and consistent with others used throughout the country or confusion will cause mayhem.
- There are many unique situations that require signage to control behavior in a parking lot, such as handicap parking, pregnant women parking, employee of the month parking- we have provided these with regularity. These signs should also be spelled right- an experienced commercial paving company will get it done right the first time.
Grading
- Surface drainage is created by using earth movers to grade an area of land, set aside for a new road or parking lot, so that water collects and flows to a lower elevation away from the pavement. The slope is the most important objective to get right- for efficient drainage, paved surfaces should have a minimum 1-percent slope (each foot of elevation drop over a 100-foot length is 1 %).
- Erosion surrounding the pavement should also be controlled by installing stone, sod or other means to stabilize the landscape so a washout under the pavement doesn’t occur.

Sealcoating for maintenance
- Though Asphalt pavement is a durable material for parking lots and roads it doesn’t last forever. As soon as Asphalt Pavement is laid, it is exposed to the outdoors environment and begins to decay or oxidize. This is caused by exposure to UV- Rays and all types of weather (rain, sleet and snow) which causes the pavement to lose flexibility, become stiffer and the once deep black color turns grey as the binder (black glue) wears away. As the asphalt binder wears away, the stones are exposed allowing water to penetrate the base which will either drain it away (if built thick enough) or it will pool under the pavement causing a possible freeze upheaval when it gets cold enough.
- Benefits of Sealcoating include resistance to sunlight, oil and gas spills, reduces oxidation to a crawl, repel water, the surface will look new again and be easier to clean. If the parking lot is maintained by sealcoating periodically, its lifespan can more than double.
Asphalt/Blacktop road repair
- Road maintenance is more affordable when addressing minor faults than waiting to do it when the total road is in poor condition. When pavement is not repaired, cracks become potholes and potholes become craters. As soon as water finds its way under the pavement the deterioration will speed up until the only repair left is total replacement.
- The land set aside for roads are graded by VA Commercial paving with laser guided transits and automatic levels to ensure that water will run-off correctly. Proper water drainage is important to the long life of the pavement because water is the major cause of premature road repairs.

We are licensed, bonded and insured in the state of VA. Being licensed requires the passing of one or more tests, proof of formal training or so many years of on-the-job experience. The tests mostly cover safety requirements, and constructions laws. Being Bonded requires the company to have secured funds, in case of a lawsuit, to pay for damages that have been ordered by a court of law. Being insured requires a worker who is injured on the job must apply to the paving company for compensation not a commercial owner's insurance.
