Parking lot repair of potholes, cracks, depressions…
- Potholes begin with slight cracks caused by the expansion and contraction of the ground during winter (freeze and thaw cycles) or stresses put on the pavement by heavy traffic. These slight cracks in the pavement allow water penetration of the subbase structure weakening it into collapse which is then reflected up to the asphalt pavement. They can also be the result of missing chunks of alligator pavement. Pothole repair will remove the defective asphalt down to a stable base, square off the hole vertically, apply tack coat, fill with asphalt mix and finally, compaction of asphalt fill.
- Experienced asphalt pavers during the pavement inspection can probably figure out what’s wrong in a heartbeat and then explain the problem and possible solutions to the client. We always suggest the least expensive fix first and after explaining its pros and cons we move on to more expensive fixes. Our goal is to apprise you of all repair options available including the pros and cons then we let you decide your best solution while staying available for further questions.
New parking lot installation- its design and build
- Parking Lot Beginnings:
- Many times commercial buildings are a wonder to behold and much time, money and effort was spent in its design but sometimes their parking lots are woefully inadequate and soon show signs of deterioration. The first and last impression of customers, potential customers, visitors, and employees are viewed from the parking lot- it is the gateway though which all pass. An aesthetically pleasing building will be overshadowed by an ill-conceived parking lot that does not move traffic well, such as parking lanes abruptly ending without a way to turn around, entrance hampered by turning vehicles, awkward empty spaces not marked that end up as free for all uses (including dumping), light poles or signs sharing marked parking space, and confusing pavement markings. We have all driven in such parking lots and afterwards tend to avoid them.

Resurfacing or Renewal
- Resurfacing an Asphalt parking lot or road is a more attractive financial option for those property owners on a tight budget when total replacement is not needed yet crack repairs are too numerous to be attempted. Basically, resurfacing is adding 1 or 2 layers of 2-inch-deep asphalt that has been compacted onto the old pavement. Renewal of Asphalt roads and parking lots through resurfacing or overlaying will extend its functional life and renew its beauty.
- Resurfacing has several advantages over total replacement: it’s a quicker process (businesses will not have to shut down for weeks), increased pavement lifespan (8 to 15 years), less expensive, in many cases, 2/3 the cost of complete replacement, and the results are attractive- looking like new.
Pavement markings and signage
- Easy to follow pavement markings and traffic safety signs provides quick directional flow of motor vehicles through a parking lot to a parking spot. Without directions traffic moving through a parking would cause a great deal of confusion, fender benders, safety of pedestrians and horrible parking skills.

Grading
- Excavation and Site Preparation: Land clearing and tree removal. Soil conditions and drainage issues will have to be address Low-quality soil can be improved by adding stable granular products, such as lime, crushed rock or recycled asphalt, and crushed shells. All vegetation and debris should be removed and area treated with a vegetation retardant.
- Parking lots are a large landscape of flat pavement that naturally shed a lot of water which must be guided away from the pavement to prevent ponding and other issues. It is important to send the water to proper drainage rather than letting it gather under the subgrade soil of the parking lot or flooding neighboring stores or homes. Drainage problems are a major cause of premature parking lot failures- especially true when sprinkler systems are located in parking lot islands and medians without drainage designed for the overflow.
Sealcoating for maintenance
- We are all aware of the bleaching effects of the sun on many surfaces and it does start the graying (oxidization) of asphalt pavement as soon as its laid down. However, periodic sealcoating (every 2 to 3 years) will reduce the rate of erosion down to a crawl which will double the lifespan of the parking lot.
- Many types pf sealants are available to protect parking lots and some are developed to work longer in certain climates and conditions. After a VA Commercial Paving inspector examines the road or parking lot they will be able to suggest which ones will work the best.

The tests mostly cover safety requirements, and constructions laws. Being Bonded requires the company to have secured funds, in case of a lawsuit, to pay for damages that have been ordered by a court of law. Being insured requires a worker who is injured on the job must apply to the paving company for compensation not a commercial owner's insurance.
