Giving us a bigger paycheck by buying the cheapest grade of asphalt mix, careless quick grading, cheating on the gravel base depth or laying thinner asphalt layers is not our way. We follow specific protocols that the industry has developed to obtain the longest lasting and lowest maintenance of asphalt roads and parking lots. Of course, we also follow, exactly, all government and city regulations.

They will also at a glance be able to tell you if repairs are warranted or if you’d be throwing money away on repairs that won’t last. Parking lots can deteriorate to the point that the only way forward is a restoration.

New parking lot installation- its design and build

Resurfacing or Renewal
- Resurfacing an Asphalt parking lot, road or driveway is a more attractive financial option for those property owners or homeowners on a tight budget when total replacement is not needed yet crack repairs are too numerous to be attempted. Basically, resurfacing is replacing the top layers of the old parking lot asphalt with 1 or 2 layers of 2-inch-deep new asphalt. The top layer of the old crumbling pavement will be milled off and sent to be recycled at the asphalt plant.

Pavement markings and signage
- Pavement markings and signage allows for directional flow of traffic safely through the parking lot and to provide direction for the public to walk in relative safety to the building. Some of these are:
- Striping for parking slots, painting and marking fire lanes, accessible spaces, loading zones, and crosswalks. Sign Installation: Signs to control the flow of traffic, such as stop signs, yield signs and many others.
- There are many unique situations that require signage to control behavior in a parking lot, such as handicap parking, pregnant women parking, employee of the month parking- we have provided these with regularity. These signs should also be spelled right and easy to understand- an experienced commercial paving company will get it done right the first time.
Grading
- Parking lots are a large landscape of flat pavement that naturally, during a hard rain, shed a lot of water which must be guided away from the pavement to a drainage field or sewer. It is important to send the water to proper drainage rather than letting it gather under the subgrade soil of the parking lot or flooding neighboring stores or homes. When water infiltrates the subbase of a parking lot, the pavement weakens to eventually cause a pothole. Drainage problems are a major cause of premature parking lot failures.
- VA Commercial Paving has an expert crew to handle the project’s site preparation (land clearing and tree removal). Crew leaders often check progress of the team to safeguard against errors.
Sealcoating for maintenance
- Periodic sealcoating protects the pavement from the ravages of sun, wind, and rain which ages the pavement to a light grey color. Sealcoating parking lots will reduce the rate of erosion down to a crawl which will double the lifespan of the lot. Warning! Once asphalt pavement has oxidized (lost its flexibility) it can’t be totally restored by sealcoatings.
- There are many types of sealants available to protect asphalt parking lots and some are designed to work better under certain conditions. When a VA Commercial Paving Inspector evaluates a parking lot, they will know which asphalt sealcoat to suggest.
Asphalt/Blacktop road repair
- Asphalt road repairs require inspection before committing to a specific type of fix. Although many types of damage asphalt pavement have their respective repairs, the pavement’s system that comprises road, parking lot or driveway is a sum of its parts and each need to be examined to understand the root cause of the failure:
- Does the grading of the immediate and surrounding area direct the storm water away from slipping under the pavement?
- Was the road, parking lot or driveway designed correctly for the type of traffic it needs to carry?
- Experienced asphalt pavers, during the road inspection, will probably figure out what’s wrong in a heartbeat and then explain the problem and possible solutions to the client. We always suggest the least expensive fix first and after explaining its pros and cons then we move on to more expensive fixes. Fully Licensed and Insured
We are licensed, bonded and insured in the state of VA. Being licensed requires the passing of one or more tests, proof of formal training or so many years of on-the-job experience. The tests mostly cover safety requirements, and constructions laws. Being Bonded requires the company to have secured funds, in case of a lawsuit, to pay for damages that have been ordered by a court of law. Being insured requires a worker who is injured on the job must apply to the paving company for compensation not a commercial owner's insurance.
