Parking lot repair of potholes, cracks, depressions…
- The most cost-effective solution to deterioration of a parking lot, in order to maximize pavement life, is to act as soon as the pavement shows signs of wear, such as cracks, potholes and depressions. Cracks can be sealed, potholes can be filled, and sealcoating the lot will protect it from the oxidation effects from the sun.
- Surface water causes most weather-related harm to asphalt. Once water seeps through the asphalt, it begins to take its toll on the pavement base. Water penetrating through the pavement surface can cause major potholes and can substantially damage the base layer. Once the base course is damaged, the pavement’s ability to carry traffic load decreases, and the likelihood of future cracks and potholes increases.
New parking lot installation- its design and build
- Asphalt parking lot pavement is an engineered mixture typically composed of 5% asphalt/bitumen cement (a petroleum product) and 95% aggregates (stone, sand, and gravel). Due to its highly viscous nature, asphalt/bitumen cement must be heated to about 300*F to liquefy so it can be mixed with the aggregates at the asphalt mixing facility. While the mixture is still hot, it is delivered to your property and placed atop a prepared base or subgrade. This is but one aspect of correct parking lot installation but all steps from grading to compacting each asphalt layer must be done correctly for the long life and proper functioning of the parking lot.

Resurfacing or Renewal
- Asphalt Resurfacing, or overlay, is a way of repairing existing asphalt by paving a new asphalt layer on-top of it. There are certain first steps constructing an overlay, which include milling, or shaving, the original pavement into a more even surface to help match the existing ground around it. Areas that are in very poor condition must be removed, subbase repaired and patched. The pavement is cleaned, an adhesive is laid down, and then the new asphalt can be applied in layers. Overlaying is less expensive than fully reconstructing a paved surface, and typically takes less time, making it a great option when considering major asphalt repairs over a large parking lot. This is appealing for a large parking lot as it is less costly to resurface a large area then to replace it. Life expectancy for an overlay or resurfaced parking lot is 8-10 years if properly maintained.

Grading
- If a paving company comes to the project site and slowly drives a truck over the projects boundary, get another company because the inspection is just too important to leave to a limited evaluation. The project manager of the paving company should be a senior member of the company, and they should get out of the truck and walk the site. Walking the site will give an experience paver an understanding of any drainage issues, stability of the soil and how much grading will be necessary. Grading is the foundation of the parking lot and affects greatly the stability and long life of the pavement.
Sealcoating for maintenance
- Asphalt sealcoating fills minor surface imperfections, protects the pavement from exposure to oxygen and UV-rays and reduces the ability of car leaks of oil and gas from dissolving the asphalt. Sealcoating acts as a waterproofing agent, slowing down the rate of its infiltration into the pavement.

We are licensed, bonded and insured in the state of VA. Being licensed requires the passing of one or more tests, proof of formal training or so many years of on-the-job experience. The tests mostly cover safety requirements, and constructions laws. Being Bonded requires the company to have secured funds, in case of a lawsuit, to pay for damages that have been ordered by a court of law. Being insured requires a worker who is injured on the job must apply to the paving company for compensation not a commercial owner's insurance.
